Designing a Commercial Space that Supports Culture and Productivity

As the owner of a company myself, I understand that your building is a reflection of you and your business. Style and culture can’t be forced; but this is where commercial design can help! When you are the owner of a business, you put a lot of thought into how to increase your profits, how to attract more customers, and how make your office building a more productive and enjoyable environment for all. Here at Titus Contracting, we specialize in commercial design and remodeling, and can take care of designing and constructing a new, improved space for your business. We can design a space that emphasizes and supports culture, productivity and community while taking into account your business’ specific needs. Allow us to handle everything when it comes to your commercial design and build in Eagan. Myself and fellow experts at Titus Construction have put together some ideas to consider when remodeling for a more efficiently working commercial property.

1. Support Your Company’s Specific Culture
Depending on your business’ core demographic, this will vary on their specific needs. But, no matter your type of business, you have likely heard the term “culture” before in reference to the work environment. How your company works and interacts as a whole can often be the driving force that attracts and keeps employees. Some ideas to improve culture include:
  • Giving your employees more room by converting to an open floor plan.
  • Add amenities that will increase interaction and overall day-to-day well-being. For example, a small gyms, café, recreation room or larger break room.
  • A gathering place or conference room that supports the exchange of new ideas.

Investing in the business with additions or a remodel can show your employees you believe in the work they are doing. Our job as commercial design builders is to help you create a space that reflects and enhances your company’s values while creating a better functioning and looking workplace.

2. Expand & Update
Does your business need more room for specific amenities or products? Are you ready to integrate technology and a fresh new design into your commercial property? Here are a few ideas to get you started:
  • Give your office or building not only a face lift but also upgraded technology .
  • Make your meeting rooms smart meetings rooms with the ability to reserve them remotely.
  • A fresh paint job can instantly update your offices and conference rooms. Simply adding new paint and updated décor will create a brighter, more productive place for your employees to meet and work in.

3. Get Greener
That’s right! A new commercial design or build could even help save you money on energy consumption. As doors, windows and lighting options become increasingly energy efficient, the ‘green’ possibilities are endless! Not only save money on your power bill, but do something good for the environment.  Your employees and clients will appreciate it too!

Keeping Commercial Contractors on Task

Working with a commercial contractor can be easy or frustrating. At Titus Contracting we aim to make it as easy as possible. We can handle every aspect of your renovation project. Your goals and our goals are the same – getting you what you want out of the remodeling or construction project.

As a business owner, there are many important factors to consider when it comes to a project of this sort. As a commercial contractor serving the Minneapolis area, we want to share some insight into working with us and how we can take care of the project from start to finish.

Budget
Before the start of any project, a rough budget needs to be determined. Once you have a budget, Titus Contracting will work with subcontractors to ensure all aspects of the project can be completed within that amount. We have experience working with budgets of all sizes and can help you with creative solutions for any design issues or constraints. Once a final budget is in place and financing is secured, we can focus on planning and scheduling the project to stay within the budget.

Design
Most likely, you have a vision in your mind of what you want the outcome of your project to look like. Before any construction begins, we will plan the project with you, ensuring your ideas meet your wants and needs, both for functionality and design. Our well-qualified and thoroughly researched Titus design team will begin planning out the project to meet all codes and standards. Once your plans are drawn up and approved, we will begin constructing the schedule.

Schedule
Scheduling is of paramount importance in the remodeling or new construction process. We understand how important it is to keep your business running with minimal downtime or to get a new business up and running as quickly as possible. We will go over the project with you to determine a realistic deadline. We then work with our commercial remodeling team and subcontractors to ensure your project is running on schedule to meet that deadline.

Titus Contracting will stay in contact with you and the subcontractors to ensure things are running smoothly and to deal with any developments that may alter the schedule. Titus also acts as an enforcer of the schedule, closely monitoring where things stand during the project and promptly advising you of any changes or adjustments.

So if you have a commercial remodeling project near Minneapolis, count on a commercial contractor like Titus Contracting to help you finish the project to your satisfaction – both on time and on budget. 2015 Year in Review

It’s been a busy year for Titus Contracting. Not only has our commercial side been working hard, but so has our residential side. I thought I would take the time to highlight some of our top projects of 2015 and what made them so special to us.
Residential: Hudson, Wisconsin
This residential remodeling project we did for a residential client in Hudson, Wisconsin highlights the type of work we can do for homeowners. These clients wanted to remodel their kitchen and dining room areas, making them more comfortable and contemporary. For example, they decided to forego the usual kitchen table, and instead went with comfy and inviting chairs, with a small table between them. They can sit down, enjoy a glass of wine, and chat with one another while decompressing after a busy day at the office or out and about. Another unique feature of this remodel were the stainless steel railings we custom-fabricated in our shop. We installed the square tubular stainless spindles horizontally in between custom hickory newel posts. The cap rails were also custom-made to finish the project. The end result was an incredibly cool, modern look.
Commercial: United Refrigeration in Bloomington
The United Refrigeration showroom and office space is one of the top tenant improvement projects we were contracted to complete and is a great example of what Titus Contracting can do. We constructed a whole new showroom area out of steel studs and drywall, and a new suspended ceiling was installed. An all new, high efficiency rooftop unit to cool and heat the space, including all the distribution ductwork, was also installed. To cap off the energy efficiency improvements, new LED drop-in lights were selected. We helped make the building more ADA compliant as well by installing new railings. The concrete floors were stained to give the flooring a nicer and more finished look, and the stain will also help keep the color from peeling or fading away.
Commercial: Hyatt Regency in Minneapolis
The Hyatt Regency is one of the most popular hotels in downtown Minneapolis. Not only is it a well-known hotel, but they also host several major events every year. They also feature restaurants and other attractions. We worked with the hotel’s engineering team to make the needed renovations and changes to the hotel to give it an up-to-date look. What excited us the most about this commercial remodeling project is we were able to build a great working relationships with our clients. We want people to keep coming back to us any time they need commercial (or residential) remodelers.
These are just a few of the remodeling projects we’ve done in 2015. I wish I could cover all of them in this blog!

Visualizing Your Design Project

You may be thinking of a remodeling project for your home, but you don’t quite know how to visualize or describe what you want. No need to worry! Titus Contracting has some resources to help. With these tools, you’ll be able to show us what you are dreaming so we can make it a reality.

Go to homeremodelers.com and under the Design Process tab is a new feature: Remodeling Visualizer. This neat tool allows you to play around with different materials and looks for your home’s exterior. You can work with it on sample houses or even upload a picture of your own house! It is a great way to get an idea of what features and styles you prefer. Then you are able to share that with us at Titus when you are ready for an exterior update.

Another useful design resource is Houzz.com. You can sign up on Houzz for free and search thousands of ideas for home remodeling projects. You can follow Titus Contracting on Houzz to see projects we have done as well as other design ideas. You can even create a private “Ideabook” to keep pictures and ideas for your own project. Another site you are probably familiar with is Pinterest. You can look for different ideas and photos and save them to your project board. When it’s time to start your remodel, you can share your project board with us so we can see your ideas.

Once you have decided to start your remodeling project with Titus Contracting, we can work with an interactive 3D design software called Chief Architect. This software allows us to create an accurate three-dimensional view of your project. It also helps you visualize what your new space will look like once all your design elements are incorporated.

We believe communication is the key to a successful remodeling project. Before a project begins and throughout the entire process, communication helps us create the dream space you have in mind. The idea-sharing sites are a great tool to help us get a feel for how you want your space to look, so we can be sure you are satisfied with the final project.

Kitchen Renovation Survival Guide

The big day is here and the kitchen renovation at your Burnsville home is finally underway! This is a very exciting time, but it can definitely be a bit stressful to know you won’t be able to access your kitchen for a few days (if not longer, depending on how extensive your renovation project is). Here are a few tips on how to survive during a kitchen renovation.

Set up a temporary kitchen
Is there another room in your home that has a sink? Maybe your basement or a utility room? Set up a small, temporary kitchen there. Make sure you set up the essentials: have some plates and everyday utensils, plus napkins, paper towels, cups and other items you use on a regular basis. You might not use your temporary kitchen that often as your kitchen renovation is going on, but it’ll be nice to have an area to make a cup of coffee in the morning.

You can also store your utensils in a clear plastic tub. Make sure it’s labeled so you know what is in there and that will make finding what you need a lot easier.

Plan ahead and cut coupons
It might be easier to go out to eat a few times during your kitchen renovation. Plan ahead and start looking for coupons to your favorite restaurants and carry-out places. You can find them in your local newspaper, or check your mailbox on a regular basis for flyers. The Internet is also a great resource for money-saving coupons.

Have a picnic – indoors
You could also have a picnic! We know it’s cold and snowy outside right now, but indoor picnics are a fun way to get the whole family together for a meal. Make some sandwiches, set out some chips and drinks and sit around and chat. This is a good way to spend some quality time with your family. Use paper plates and plastic utensils to make clean-up even easier. This is a great way to have some fun during a kitchen renovation!

Go out to a friend’s house
If you have a friend that lives nearby, offer to bring all of the food and fixings if he or she will let you cook at their house. You can make everyone a home-cooked meal at your friend’s house, and you will have some time to socialize with your friend too!

Are You Ready to Remodel Your Lower Level?

If you’re thinking about lower level remodeling in St Paul, you might be contemplating if it’s the right time for you to look into these types of home renovations. As the design manager for Titus Contracting, I have a few suggestions for you on what you should consider before you begin a lower level remodeling project.

How big is your home?

Is your family growing? Or maybe you entertain out-of-town guests frequently and would like to have a guest room for them? Either way, take a look at your home as it is now. If it’s starting to feel a bit smaller than it used to, then lower level remodeling might be the perfect solution. You can add a family room, a guest room, a home office, a home gym. Really, the sky is the limit when it comes to what you can add to your home when you have your basement renovated.

What is your budget?

Take a look at your finances too. What can you afford and what do you want done to your basement? The cost of lower level remodeling can vary greatly, depending on what you get done to that space. So be sure the renovations will jive with your financial situation before you make any major decisions on lower level remodeling.

Do you want to move to a new home?

Sure, you can always find a home that is bigger and has more space for you and your family. But moving is a hassle physically, mentally and financially. You need to sell your home, buy a new one, pack, move, unpack, learn your way around a new area and the list just goes on and on. If you look into lower level remodeling, you can save yourself the stress of moving but still get more living space for you and your family.

Are you and your family ready for a change?

When you get your lower level remodeled, it’ll be a big change for your home and your family. You will all have more space to interact in. For example, if you turn your lower level into a theater room, there will be more opportunities for everyone to spend time together, watching movies and eating popcorn. A lower level remodeling project is worth it just for the extra family time you’ll get in with everyone!
